Helpful Hints for Home Sellers

 

  • Don't Set Your Sights Too High    It's a fact that the number one reason houses don't sell is because they are priced too high.  Be reasonable in your asking price.  Don't expect to sell your house if you're asking for far more than its worth.

  • Every house has a price range.  Place your asking price at the top of that price range, but only if you are willing to do the work to make buyers think that your house is worth its top price.

  • Be realistic about the features that buyers won't pay for.  You enclosed your back porch and finished it off with a glass ceiling.  It's your pride and joy, but chances are, potential buyers won't consider this feature an improvement that's worth the few bucks you've tacked onto your asking price.

  • Make Sure Your House Is Ready To Sell    Make any necessary structural or serious cosmetic repairs before you begin showing your house.  A clean, well maintained house will sell much faster than a rundown, neglected house.

  • Don't try to sell your house in "as is" condition.  You determine your house's position in the market and its selling appeal.  Make it stand out from the others on the market by taking the time to put it into its very best selling condition.

  • Give potential buyers the sense that there is no work to be done.  When a potential buyer is touring your house, they are 'inspecting'--looking for clues to uncover hidden costs.  Appeal to the buyer's emotions by making your house look like new, or at least like it has been loved and cared for.

  • Neutralize your house with colors of paint, carpet, etc. that will appeal to the widest possible variety of decor styles and preferences.

  • Be Prepared For Traffic    To sell your house you must show your house.  This means keeping it clean and tidy, and making it available for showing at any time.

  • Unclutter your house.  Get rid of excess furniture, bric-a-brac, toys, etc.  A buyer wants to visually measure the living space of your house, and envision how his/her belongings will fit into that space.  This will be impossible if that space is packed to the rafters with your belongings.  Excess clutter seriously diminishes your house's living space, and makes a buyer feel like an unwelcome intruder, instead of a future resident.

  • Clean thoroughly.  Get inside cabinets, under sinks, and behind appliances.  Arrange closets and storage areas neatly (after uncluttering) to show off their best possible usage.  A truly interested buyer will open every door and drawer.  A thoroughly clean house will convey to the buyer both a pleasing atmosphere and a sense of structural soundness.

  • Keep your house in top showing condition.  Once the superclean is done, tidy up everyday, pay attention to the details, and stay ready to sell your house.  Remember:  the buyer who interrupts your breakfast to tour your house may just be the one with cash in hand.

  • Be prepared to leave the house during showings.  Touring a house with the owner present can be very uncomfortable for both the buyer and the seller.  A real estate agent will guide potential buyers through your house, so you can feel free to run some errands or just go out for a walk.

  • The First Impression Is Everything    When preparing your house to sell, think in terms of how a buyer will look at it.  A buyer's first glimpse of your house will shape his/her opinion of the whole place.  Make sure that first glimpse is positive, if not downright enchanting.

  • The four most critical first impression areas are curb appeal ( the view of your property from the street), entryway, kitchen, and bathrooms.  Put these areas, as well as the rest of your house, in their best possible showing condition, and your house will sell itself.

  • When cleaning and uncluttering, don't forget your lawn and landscaping.  These are the buyer's first glimpse of your property (curb appeal).  Keep your lawn and landscaping mowed and manicured, taking care that driveways and walkways are kept clean and free of pine needles, etc.  Clear away toys, pet products, garden tools, etc., to allow potential buyers the best possible view of your property.
